Melanie,  I believe people are pinching and know they are ...but hold on to hope that they can keep their home because they are not emotionally ready to let it go.  When people can stand back and look at their financial situation with their mortgage payment objectively (at the numbers) the decision to let go and short sale is often easier to make.  That is where you come in with your expertise to explain the options.
