When we receive the request to handle your closing, we take it seriously. We are on the hunt! 
We read the contract to learn what you have or have not agreed to in the sale. First Title Corp obtains all of the pertinent information we need to handle your purchase or sale.
In Louisiana,we need to know your full legal name, including your middle and/or maiden name, your social security number and who your insurance agent is if you are purchasing. We will also ask your marital history because Louisiana is a community property state and this information is imporrtant to title research.
If you are selling and have a mortgage on the property, we also need to know the name of your mortgage holder and the loan number so we can request your payoff timely.
As we gather this information and use it to research the property, we are also in contact with your realtor and mortgage lender. From your realtor, we obtain commission information, special charges for repairs, inspections, home warranty fees, and any other information they have that is specific to the home/property in question. From your mortgage lender, First Title Corp obtains information about your loan. We need to know the loan amount, when your interest rate expires, the required information that goes on your homeowner’s insurance policy, what specific title insurance coverage they require and when they believe everything will be approved and ready to close.
First Title Corp keeps in touch with everyone so that your closing will be smooth, efficient and stress free.
