Full-time or Part-time: Working with Short Sales

I am and have been a full-time agent since entering into the business in 2004.  Since the market shift, I have been mainly working with sellers who have had to short sale their home.  On the listing side, I see how important it is to constantly stay in contact with the mortgage company as well as checking in with the seller to make sure they are completing their assignments.  With the mortgage companies being overloaded with so many short sales, they will not call you or the seller to make sure you are doing your part.

On the selling side of a short sale, I have been coming in contact with agents who are working with short sale sellers while the agent is working full time outside of real estate.  Personally, I don't have an issue with someone working a full time job outside of real estate.  My problem comes in when you are trying to handle all sides of a short sale and due to the demand on these transactions, you end up not being able to close the deal. You have done an inservice not only to your seller, but the agent who does work real estate full time and to a buyer who was looking forward to closing on maybe their first home or dream home. 

Solution: Hire a full time agent or assistant!!

I couldn't agree with you more! Most of my listings are short sales and I represent buyers on short sale deals as well. If the listing agent has a full-time job, then I make a request to the listing agent to allow me to facilitate the short sale. If you're actively working this market, then real estate is a full-time business. Period.

@Vanessa... Now this may be going a bit bold, but I really think Brokers should make it a point to assign a full time agent to assist the part time agent when it comes to dealing with short sales (listings).  Some people may not particularly like short sales, but let's face it, this is where our market is at this moment. We have to make it happen for all parties involved.
