Expired Listings, More and More should be availiable? Plans?

I have never concentrated much effort on expireds in the past. I know some people work these on a regular basis. Since there are going to be more and more availiable do any of you have plans to call on expireds on a regular basis. Few in this market do. I do remember one agent who would call me and ask if I was going to relist the property as it was coming up for renewal. I would tell him the truth. Always remember the fella for calling a asking. If I was not going to relist I would give him help and knowledge on the property. He no longer works the area. Any insite or plans that you guys have? Any experience with a website targeted at expired listings?

I think having too many at this time may cause a listing serviceablity problem

Hi Eric, I am grew up in Houma, La. been here in Atlanta 15 yrs now. Totaly different markets I know but my wife and I take pride in selling expired listings.Just for the simple fact that going on a presentation that you really want thats not an expired, your track record speaks volumes and pricing it right from the start is much easier. By the way how is the market there? We miss the seafood. Keith

Keith-I am of the opinion that it is ready to fall off a cliff unless we get some leaders in the city. I live in Harahan where its very quiet. I moved there in 1975 and there have been no murders since I have been living there. Only 8 miles to the city but a different culture and people. More like Houma. I used to call on Cannatas and Rouses weekly before getting inot real estate. You were around for the oil bust in the mid 1980s? That was bad but the rest of the country did not notice. Maybe I will get a couple of pounds of fresh shrimp today and get out my cast iron skillet. Got to get ready or the LSU season opener on Thursday Nite.

Eric, leaders don't elect themselves. People always get the leaders that they deserve. When they tire of the leadership then they kick them out. New Orleans has an emotional component to it that makes people come to visit. Do you remember the James Bond movies?

In regards to expired listrings I don't know of any that carries them. Do you say business opportunity?
