Foreclosed three-family for sale in Dorchester!  This recently-foreclosed home for sale in the Dorchester section of Boston, MA came on the market just six days ago.  Today, I previewed the property and shot a video from my flip camera and posted it on YouTube.  Take a look at the video and let me know if you have any questions or you would like to see it.

Here are the specifics on the home:

Year Built:  1920

Renovated:  Late 1980's (estimate)

Living Area:  4,442 square feet

Lot Size:  4,586 square feet

Total Rooms:  18

Total Bedrooms:  12 (4 bedrooms each floor)

Priced at only $179,900, it's the cheapest foreclosed three-family for sale in Dorchester by over $35,000!  I've recently been in ones priced way higher that were in way worse shape than this one.  This is ideal for an investor with cash or hard money financing.  There are NO hot water tanks and NO boilers in the basement, so all those would have to be re-installed, as well as the copper that has been ripped out, mostly from the top two units.  This is the main reason for needing a cash buyer.  FHA or conventional buyers would not be allowed to get financing on this one.  Perhaps an FHA rehab loan, but they seem to decide those on a case-by-case basis.

There is still time to see this.  According to the listing, the bank will wait until 15 days have passed before looking at offers.  This is to ensure everyone is able to see it and it keep is fair.  Please note that I am NOT the listing agent for the property and do NOT represent the seller.  Another agent is my office is the listing agent and he has allowed to me market some of his listings in order to help sell the property.

Please let me know if you have any questions or you want to see this foreclosed three-family for sale in Dorchester.
