It's time to list your home.  You've gotten referrals for real estate agents, choose the one who you think will do the best job, tidied up for showings - you are ready to go!  Surely, buyers will love your home just as much as you do.  Stop the press!  What does the competition down the street offer potential buyers?   Take some time to evaluate your home.  Compare your property to the homes for sale in your area and within your price range.  Look at the differences closely, comparing upgrades like, stainless steel appliances, granite countertops, modern fixtures, flooring, tiling, paint colors, etc.  Consider what a buyer will get for his money if they buy your home verses the other guys.  Keep in mind that through a buyer's eyes - not all upgrades are equal. Effectively marketing your property in a buyer's market means you have to stand out from the competition and grasp at the buyer's emotions.  If your house need some tweeking be prepared to as-is and fixer-upper offers.

So true of course; the perception out there regarding staging is that it's expensive, so many homeowners know about it but won't call us. We have to keep educating the public that whether you have $500 or $5000, even spending the minimum will help sell your home. Great example by the way, Janine.

Luci, great point.  Homeowners are more concerned about investing money upfront, they overlook the time and expense it will cost to list without staging.  Most home stagers will find a creative solution within the homeowner's budget.

Sellers should always check out the competition before putting their home on the market.  The investment in hiring an Accredited Staging Professional to assist with the preparation of a home for sale can only benefit the seller and give the seller the advantage over other listings currently on the market!

Michelle, my point exactly, every seller needs to know the what else is on the market so they can position themselves to be competitive in the market.

When I'm doing a staging presentation I like to tell the home sellers that I AM their competition!  When I show them photos from our portfolio they realize they need to step it up -- because they see what a difference it makes.  Great changes in this room!
