Protect yourself from unqualified Home Inspectors!

I am putting together a short series of blogs to help you distinguish the qualified from unqualified home inspectors.   It's hard to believe our industry is not more regulated as far as education.  Here are a couple of things to ask BEFORE you hire a home inspector.  

1. How many years have you been a FULL TIME Inspector?   

A minimum of 5 years of FULL TIME inspecting is a must!  Do you really want a purchase as important as your home, or buyers home, in the hands of someone who is just supplementing his income?  No.  You want an inspector who is a full time inspector and has a passion for their mission to protect homeowners!    Home inspection companies have a 98% failure rate in the first 5 years.  Make sure the inspector you do business with has passed that dangerous threshold and is a seasoned veteran.  

 

2.  Are you a licensed contractor?            

Ask if they carry a class B California General Contractors License and how long they have been licensed.  This will assure you that the inspector has passed the state exam AND has overall experience in the fabrication of homes.  VERIFY the information they give you at www.cslb.ca.gov.   The site will also tell you when the inspector was licensed.
