Have You Found Your NICHE' ???

In a recent webinar I watched, the presenter talked mostly about how to find AND work your niche'.  What he meant was to find a group or community in your city, neighborhood, area, etc. and market specifically to that group.

Now the city where I live, Hemet, CA, back in the day, was a retirement community.  Most folks moved to Hemet, CA to retire.  In fact, there are more banks per capita in Hemet, CA than most towns in the U.S., or so I am told.  All those retirees needed somewhere to stach their cash.  And, as you drive up and down the main drag, there is a bank on nearly every corner.

Now in recent years, many of the younger generation have moved to Hemet, CA, because it is less expensive to live here than some of the more populated areas closer to Los Angeles or San Diego, Hemet, CA being right in the middle.

However, I would venture to say that within the city limits of Hemet, CA about 50% of the housing is in 55+ communities.  This includes not only mobilehomes, but single family housing and condos, as well.

So, although I will sell to everyone, I have decided to make the senior community my niche' or specialty.  There are wonderful "Reverse Mortgage" programs out there for seniors, not only as refinances, but there is a newer program whereas they may PURCHASE another home through reverse mortgage.

Unfortunately guru's limit our creative juices by telling us to find a niche, it appears to me that many of us including you, probably have more than one niche.  How could you not?  Look for the Niches, they are wonderful, and when found then prioritize them for maximum utilization and profit.  Good Luck
