When we sit down with sellers to discuss how to sell their home quickly and for top dollar, we always discuss getting the price right. We use facts, history & our 9 years of experience to help them understand today's market.
We must be doing something right as we average selling our listings in 32 days and for 98.7% of the asking price. We are in the top 10% in sales volume at Skogman Realty.
Unfortunately, earlier in our career, we saw that uninformed sellers would choose the listing agent who suggested the highest list price, which is the worst mistake a seller can make. We warn against those types of REALTORS and usually win over the potential sellers by being upfront about the pricing strategy.
We also always explain to seller's that it's not our opinion or yours, it's the person who sees the value in your home (the market) - the buyer who is bringing you an offer. Pricing homes perfectly right away can be tricky. At best, you "test the market" with the price based on an educated opinion - close to how an appraiser evaluates a home. Of course, no two appraisals are ever exactly the same, but they can be close. Overall, there is no hard and fast price to put on your home. It's only an educated guess and the market will dictate the price.
