If you grew up in a neighborhood like the one I grew up in, there were probably dozens of kids there. You might have played games with all the kids just like I did – various childhood “team” games where one side was always trying to take the other side out in order to win. In the games we played in my neighborhood we frequently had a “no-man’s-land, where, if we could get there, we were safe from attack. We were insulated.
Well, that same “no-man’s-land” exists in the real estate market. Houses priced in no-man’s-land are insulated and safe...FROM OFFERS! In order to sell a house in today’s market it must be priced “in”…and the “in” zone is much narrower than it used to be. No-man’s-land is that pricing zone where buyers are looking at the houses but not offering on them. It’s the zone that sells the houses priced “in.”
As a Seller in today’s market your home must be priced “IN!” This is a great video explaining the differences between pricing your home “IN”, pricing it “OUT” and pricing it in the dreaded “NO MAN”S LAND.”
