This is a followup from my last post....It keeps getting...interesing.  Okay...so Wally (that's what I am calling the mean agent I am dealiing with) I sent him the contract this morning....and he called me like a mad man today....but I was so busy showing houses...I could not get to the phone...Why was Wally burning up my phone...??  Well he wanted to tell me that I did not include a "copy" of my clients earnest money deposit check...

Okay..let's take a break here..and let me ask you....what the HECK does that matter anyay...IF the DANG contract is ratified, then I, by law, have to put that money in an earnest money account...but Wally was dying to have a copy of the check....

So, I sent him over the check, and he says to me..this amount on your approval letter, is this all your clients can afford??  LIke I am really going to have my clients put ALL they can afford in thier lender letter...I said why?? He said well, we are going to structure a response..I said....well then structure one, if it won't work the we'll tell you.....  :)  Lord...it's been a long weekend....and now I have to deal with Wally.......I'm gonna need a margarita for this one.

Some agents are so insecure that they have to substitute bad manners for skillful negotiation.

In defense of Wally, though, he should get a copy of the Earnest Money check to make sure it's on a lagitimate bank (I've gotten them that were not), that it is on the buyer's account (I've gotten them that were not) and that it is collectible, meaning amounts made out correctly and signed (I've gotten them that were not).

But, sometimes you just have to muddle through with the nasty agents. 

Can you imagine living with Wally?

Keep your head up!  Maybe "Wally" is jaded and needs to retire!  Or maybe, you are way prettier than his wife and he is angry!  We work with alot of older agents who seem out-of-control angry that YOUNGER, more internet-savy agents are moving into town.  We kill them with kindness and are very glad that we are not in their shoes!

OK, Lenn is always the voice of reason. And I agree with Lenn - Now for my story.

My client and I have been negating with an agent who was my RE teacher. He decided well into the deal and after all the dates had past that he was going to cancel the contract. Not his sellers wanted out, he decided to end it. Now how does this benefit anybody. BTW - we are going forward.

What happened to those that can't do....TEACH....maybe your RE teacher should have stuck with that.... :)  BTW......my deal with Wally is going forward too..and he could not be nicer...what a difference a day (and $8K make)
