Frequent Mistakes Sellers Make When Preparing Their Homes For Sale

Are you thinking of putting your home on the market in Pell City, Talladega or St Clair County? In my experience as a Real Estate Professional, these are the most frequent mistakes a lot of sellers make when preparing their homes for sale.

1. No Curb Appeal ~Do not worry about what the house looks like because most buyers will drive by the home after finding it on the Internet, if you do not have curve appeal your property will be removed from their list without even looking at it.

2. Everyone will love your freshly painted red family room. ~If you want to make the buyers fall in love with your property, neutralize it. Pick a neutral paint color that most furniture and fabric will match. This also means removing all items that personalize your home. Take down all photographs of family members and pack up all extra items such as your collection of CDs and video games. Sellers you need to understand what a mistake it is by not doing this when you are preparing your home for sale.

3. Overstuffed closets. ~This gives the perception that there is not enough storage area. Each closet needs to be at least one third empty. Buyers want to see that there is plenty of storage. If you are not using it, get rid of it.

4. The furnishings are too bulky and crowded. ~Put all the over-sized furniture in storage. Remember, you are selling space, not your furniture. You want buyers to see how much space you have so they can visualize their furnishings in your home.

5. Limited Lighting ~Homes with closed heavy draperies and dark window covering are depressing. Lighten up the entire home by removing them. Let the sun shine in through clean windows.

Dog, Logan Martin Lake Sales6. Everyone loves animals. ~A lot of people love their pets but would not consider letting them live in the home. If your pet is a house pet, keep the home free of pet hair and odor. Remove the pet along with the food bowls and litter box if possible when the property is being shown.

7. Worn and dated fixtures ~ if you cannot afford to replace them, take them down and spray paint them.

8. Messy Garages ~ Most of the time sellers do not even think about cleaning up their garages. Get rid of the trash; pack up all items not being used and store in the attic. Pressure wash the concrete floor. This area needs to look spacious and clean.

9. Many sellers make the mistake of putting their home on the market before it is ready. The first three weeks are usually when you get the most showings. The reason for this is that there are buyers that have been looking and have not found a home. This is a frequent mistake that most sellers make when preparing their home for sale. You do not want the buyer to see repairs in progress; they will think you have neglected the home prior to placing it on the market.

10. Not making repairs. Unless you want to give your home away, if at all possible get the repairs done.

A home that is presented and priced correctly will sell for the best possible price in the shortest amount of time.

I think not making repairs is a big one...especially if they are obvious...just do them!

Chuck, sellers do not realize how much it will cost them in the end if they do not do the repairs.

Vickie, with the number of homes that are on the market, sellers need to make theirs stand out above the rest.

Tony & Darcy - It is sad when that happens most sellers have spent a lot of time preparing for the showing and leaving before the buyers arrive. Sellers need to understand it is not all about what the inside looks like. Buyers need to get excited when they drive up to the home in order to have the right mind set before they enter.

Hi Diane - Great list.  And so many of the items involve decluttering and uncrowding.  I always tell my sellers to pack up everything they can live without for the next month or two.  They will have to pack them up when they move, so they are just getting a head start. That will make the move easier too, and that usually gets them to cooperate and do what we know will get their home sold more quickly and for more money.

Susan-as you know the biggest problem agents have with the seller is getting them to understand how important it is to declutter and depersonalize.  We had office caravan today and went into a home with a lot of nice artwork and it was so overwhelming you  did not even notice the home.

Michael,  After working the market over the years, a real estate agent can almost pick out existing  homes that will sell quick, because of what the owner has done or has not done.  Doing these things are in the sellers best interest and only helps get their property sold.

Can I just add a line to #6. Moved and left the cat in the house. Has a neighbor change the kitty litter once a week and wants it to only be shown on Wednesday's so it will smell fresh. HELP!

Joni-You are so funny. Odors will make a potential buyer run before they are finished viewing a home.  A clean and fresh smelling home will sell if priced correctly.
