An interesting piece of information that I look to late at periodically the number of homes in the Danbury area that have accepted offers, but to see which price ranges is having the most activity.
content
The chart below is for activity on single family homes. This information is per CMLS 9/15/2010. Please contact me additional information about the real estate market trends in the Danbury area.
Town | Total Active | 0-$250,000 | $250,000-$400,000 | $400,000-$550,000 | $550,000-$700,000 | $700,000+ |
Danbury | 388 | 10 | 10 | 3 | 0 | 1 |
New Milford | 285 | 3 | 4 | 1 | 0 | 1 |
Bethel | 140 | 4 | 3 | 2 | 1 | 0 |
Brookfield | 151 | 3 | 3 | 1 | 1 | 2 |
New Fairfield | 153 | 0 | 3 | 1 | 0 | 0 |
Newtown | 287 | 3 | 6 | 6 | 2 | 0 |
In all of the towns, there is a real slow down of homes priced over $550,000 in the Danbury area. Out of the 347 homes for sale in the towns listed over $550,000, only 8 homes have recorded accepted offers. When you combine the all the activity together, there are 1404 homes for sale and only 74 (5.27%) that have accepted offers.
Below for condos:
Town | Total Active | $0-$200,000 | $200,000-$250,000 | $250,000-$300,000 | $300,000-$400,000 | $400,000+ |
Danbury | 269 | 3 | 4 | 1 | 3 | 2 |
New Milford | 88 | 3 | 0 | 0 | 0 | 0 |
Bethel | 48 | 1 | 0 | 2 | 1 | 0 |
Brookfield | 37 | 1 | 1 | 1 | 0 | 0 |
It does surprise me about the lack of condos sale in New Milford. Prices are very favorable there, with most condos selling in New Milford under $250,000 & easier to commute south with since the Route 7 bypass has been open for 9 months. There are a total of 442 condos on the market in the Danbury area with 23 units with accepted offers (5.20%).
With such a large supply of homes, I am sure I can help you find the right one! Call me at 203-417-0523 or search for homes on my website. There are still people selling their homes & using the favorable prices and low interest rates to upgrade into a larger home!
