Braemar Property Values: July -August 2010 (Courtyard Series)

The Fall chill in the air tells is it's time to look back at the last two month's of sales in the Courtyard Homes in Braemar.  This gives us our bi-monthly opporunity to examine Braemar Property Values. 

To being, let's explain what a Braemar Courtyard Series home is.  A Courtyard homes is one with nearly a zero lot line.  They are five to a pipe stem, fully detached homes and have two car garges.  Often referred to as "executive" homes, as they are ideal for folks that have no time, or want, for yard work.    Courtyard homes come in three models:  Arlington, Clarendon and Ballston.

Unlike the two prior reports, Braemar Courtyard homes saw two resales this reporting period.  This brings the average market value to $355,000.  That's over a 22% incraease since the same time last year. 

What this tells prospective Braemar Courtyard home sellers is that if they placed their home on the market, priced to current market conditions, sellers coudl expected to be under contract within one month and that a Buyer may ask for 1.5% of the sales price in closing cost assistance.

Anne:  It's a really unique buyer that wants a single family home, but virtually no lawn.  That's the issue with these homes.

A Braemar home sounds like the perfect place for someone who wants a lovely home but not the yard work.  The price is right as well. These reports are so useful to anyone looking to sell or buy a Braemar Courtyard Home.

Jackie:  These homes are what I call executive homes.  They have no yard and a give home shared driveway.  They have a very particular buyer, which isn't just any single family home shopper.

Claudette:  If I were single, this would be what I'd be looking for.
