Buyer Tips | Home Inspections | What is Covered?

Home Inspection Charlotte NCThe home buying process isn’t complete without a home inspection.  Your real estate agent should mention it to you as a very important portion of your real estate transaction.  Your lender may even ask about it, especially if you are obtaining an FHA or VA home mortgage.
 

Home inspections ARE important.  No matter how much you trust the seller, or even if you're purchasing new construction, there are some things you need to know about your Charlotte home before you purchase it.  While you’re not required to attend the inspection, it’s an excellent idea to do so.  The information that you obtain from the inspector can be vital to the health of your new home.



So that you’ll know what to expect, here are a few basics that a typical home inspection covers:

  • Appliances:  You will know if the appliances are in working order or not, including any and all appliances which convey with the sale of the home.
  • Inspect BEFORE You BuyElectrical:  The inspector will check the main panel, circuit breakers, lights, and outlets to ascertain that they are in working order.
  • Exterior:  An inspector looks for defects on the outside of the home, such as problems with the exterior covering, driveway, landscaping, trim, and even exterior electrical outlets.
  • Garage:  You will know if the floor, walls, vents, entries and controls have any problems that need to be corrected.
  • Plumbing inspection:  General/mechanical inspectors do not check sewer systems, they will be able to tell you if you need to do any work to the toilets, showers, sinks, and faucets (both interior and exterior).
  • Roof and attic:  The roof inspection is not a guarantee of its condition, but you will know what type of roof you have and what condition the roof covering, flashing, vents, and gutters are in or if you need further inspection by a roofing inspector.
  • Structure:  The inspector checks the foundation, ceilings, doors, floors, roof, and wall construction for any defects; he could recommend further inspection by a structural engineer, which is to be done prior to the expiration of your inspection period.
  • Systems:   The inspector will also check the effectiveness of your air conditioner unit(s), duct work, fireplace, and heating system(s).
  • Windows:  Your inspector will confirm that the windows are in working order, including checking for broken seals (hazing in windows), cracked glass, rotten wood trim and sills as well as ascertaining that the windows are operational.

A quality home inspector will inspect every nook and cranny to gauge structural stability and both present and potential future dangers.  Remember, a home inspection is not a guarantee or a warranty - the inspector may not find everything - keep in mind that a human is performing the inspection!

No house is perfect, not even a new construction home.  You should expect your inspector to find some issues with the Charlotte home.  If significant problems are discovered, you can ask the seller to repair them, reduce the sale price or you can even back out of the deal without consequences, as long as your contract includes this contingency and you are within those contingency limitations.  Be certain to review with your inspector exactly what they cover.

Debe, as already noted a home inspection can save the buyers many problems down the road. Many sellers are not aware of some of the conditions that may be in their home and are more embarrassed than annoyed when they are discove1rd during the inspection.

Great post and thanks for encouraging buyers to attend their inspection. We like to also encourage them to wear comfortable clothes and shoes if possible and walk the house with us, ask questions etc. It is such a great time to get a nice intro to the home, especially for first-time buyers.

Debe...I always recommend a home inspection but I'm also quick to point out it is not always the sellers "requirement" to fix things found...but the buyer reserves the right to cancel the sale if they can't live with the results.

Hi Debe~  I find it hard to believe that any buyer would ever buy any house without having it inspected by professionals.  I also have to tell them that the septic and the pool and the termite inspection is done by other professionals.

Hi Debe.  While reading your post it appears to me that some of the information is not consistent with my understanding of the North Carolina Home Inspector Standards of Practice.

A couple of quick observations; Electrical ... The NC Home Inspector Standards of Practice requires the home inspector to inspect a representative sample of lights, switches, ceiling fans, etc.  NOT ALL ascertained to be in working order.

Windows ... similar requirement, only a representative sample.

Systems ... Adequacy of the cool air supply is excluded.   The home inspector is not required to check the effectiveness of AC.

Inspectors that perform the inspection you describe are exceeding the requirements of the NC Home Inspector Standards of Practice.   Consumers should not expect that ALL NC home inspectors will always perform all of the items you cover.  Consumers looking for the inspection you describe may expect to pay more for the extra services.

As a buyer tip, I suggest that the buyer confirm that the inspector conducts their inspection according to the NC Home Inspector Standards of Practice.  Ask the home inspector what additional services they perform to exceed the NC Home Inspector Standards of Practice.

Hi Jim,  Our inspectors do check the windows and the outlets, lights, etc.  Then, when I go through the home with them for the walk through, we again check all windows and lights.  Our inspectors also do check the efficiency of the HVAC (both), including checking the variance of temperature from the thermostat to the vents.  Thanks for reminding me to have them confirm with their inspector--you WANT one who does a thorough inspection!

Great article for buyers to keep AFTER they buy as well.  It can save them a lot of money. Every year checking  the list of the printed report.  Even after being a homeowner for 44 years, I learned a few thing taking the home inspection class at my local association.  Goes to prove that you can teach an old dog new tricks.

Debe, especially "new construction" I spent 16 years in construction and I can tell you that all building has a certain amount of " Beat it to fit, paint it to match" work. Hey I think I just thought of the title to my next post!

BTW I always enjoy seeing you with a gold star because I know the post is going to be quality. I am not sure if I missed something or not but there must be different moderators these days and I tend spend more time looking at the bloggers where I subscribe than at the front page.

Debe - I read this on a re-blog, so wanted to share the comments (and points!) with you as well...

Sadly, people sometimes don't think the $400 or so is worth it, if they "feel like" the home is pretty good.  We can't count how many slam dunks got swatted at the net by an inspection that uncovered some unforeseen problems.  Great blog.
