Claudette makes a good point about one of the advantages of purchasing a new home in this market is the fact that builders are improving their quality. I would add that the homebuilders want your business and are offering amazing incentives to get it. Combine that with the fact that a new home doesn't need fix up or updating, has all the warranties, and there is no hassle with bank addendum or multiple offer situations. There isn't always a wait while the home is being built either because many of the builders have inventory that is move in ready. 

There are many new home builders and communities and the process can be confusing so if you are in the Phoenix valley looking for a new home, use an experienced Realtor who can guide you in purchasing your dream home.

With the slump in new home sales, builders are using their extra time wisely by improving on their quality of construction. 

According to a recent report by J. D. Power and Associates building quality rose for a third consecutive year. Customer satisfaction was also higher. 

On a 1,000 point scale, new home quality averaged 844 which happens to be a record high.  This marks a dramatic change from the boom period when overworked builders seemed to be working at a frenzied pace that affected their caliber of work.  Numerous articles were being written during that time about shoddy workmanship and time cutting methods. 

The study was based on responses from more than 16,400 new home buyers after they had lived in their homes for an average of four to eighteen months.  This period gave the new owners ample time to experience some of the more common problems that crop up in the first year. In the 41 categories that were studied, building giants, Pulte, now owned by Centex and KB Homes came out on top.

Another factor that may be having an influence is budget tightening, builders have cut way back on their personnel. There are not nearly as many sales people pushing new subdivisions and there are also fewer actual people working on the sites.  With the cutbacks on subcontractors, builders may be keeping a tighter reign on who is actually putting up these buildings. As a result, only the best workers are being hired to do the job.

I have seen this with my own clients who are in the process of new construction. Their closing has been pushed out a number of times since it is taking longer to build the home. However, they are thrilled with the quality they have seen so far. If it is a bit late, they do not mind as long as their house is well built - with "no shortcuts."

This increase in the service and quality of new construction is somewhat revealing. It shows that, in a time where the buyers are scarce, everyone has to be on their best behavior - even home builders.
