The education of sellers

I just wanted to share something with all of you.  I have a house listed on the market with a good friend of mine.  We as agents need to ensure that we educate our clients.  The reason I say this is due to the media out there giving them dis-information.  I have an offer on the table for their house.  True it was a little less than what they wanted but in this market having a qualified buyer is a good thing even if they start out a little low.  My sellers are mad because they were offer less than the list price.  I informed them that they should be happy that they picked their house as to another one.  They do not see it that way.  It is also hard being a friend of mine.  I informed them that I am here to give them advice and that they should consider a counter offer.  They are going to think about it and will let me know.  My question is that with all the media and the Internet information available they should view this as a blessing and not a crappy offer.  What are your thoughts?

I always tell my clients that any offer, even one that they don't like, is an opportunity to create a dialog. Unless you get an offer, there is no conversation taking place.  An offer is an opportunity--it might not turn into a sale, but it helps them to solidify their position.

I received a call from a neighbor telling me she had a buyer (long time family friend who is a lawyer) that wanted to purchase the townhome she no longer lived in without involving Realtors on either side.  She wondered if the offer price was okay, although a little on the low side in this market (area and price range included) the fact that someone wanted to offer above foreclosure price and was willing and able to buy with limited fees to her she should seriously consider.  Even though I won't make on penny on the deal if there is someone willing to buy your home in my area you at least need to consider their offer.  Good luck to you, it is difficult dealing with friends and family.

At what point will reality set in, not many homes going for list price that I know of. This is what makes enemies, trying to help out friends.

Hi Shawn,

I alway remind my clients, what my dad always said.  "it's better to have it, and not need it, Than need it and not have it.   Simply said...  Ask them how would you feel,  if they never get an offer.
