August 2010 Homes Sales Report, with Average House Prices, Recent Homes Sales information and Property Sales data for Greater Greenville SC Housing market
In August 2010 there were 475 residential single family homes ( including Condo and Townhouse) sold in the Greater Greenville SC real estate market area. The combined August 2010 volume was $82,925,276, average sales price was $174,580, median sales price was $142,340, and the Days on Market (DOM) was 102 days. This is a -21.7% difference from the 607 units that were sold in August of 2009.
Year to date (YTD), from January 1st 2010 to August 31st 2010 there has been a total of 4607 homes sold, with a total volume of $798,893,744, an average YTD sold price of $173,409, a median sold price of $143,200, and average DOM of 103 days. If you compare these numbers to the same period last year, where there were 4371 units sold (+5.4%), with a total volume of $732,400,061 (+9%), at an average sales price of $167,559 (+3.5%), a median sales price of $140,000, and an average DOM of 101 days. As you can see, aside from the average DOM, the 2010 data are higher than 2009 all across the board.
As of September 10th 2010, there were 7554 active homes for sale listings in the Greater Greenville real estate mls. (Start Your Search now to find your perfect Greenville home). Average list price of these homes for sale is $247,714, median list price is $174,948, at a total inventory volume of $1,871,228,321, and average DOM of 152 days. Now lets compare these numbers to 2009. On September 10th 2009, there were 6893 (+9.6%)active units for sale, average list price was $268,632 (-7.8%), median list price was $189,900 (-7.9%), total inventory volume at that time was $1,851,679,000 (+1%), and average DOM was 150 days.
As you can see, we have sold more homes so far this year than the same period last year. Of course we have more inventory on the market, but this means that you can compare properties before you choose your perfect home. It also means that home sellers should consider the condition of their home and the price before they put if on the market. In this competitive market, sellers who price their home correctly, and make the necessary preparations, sell their homes faster and for more money.
