How Many Homes Do You See Before You Buy?

Buying a HomeThe average homebuyer sees 15 homes before deciding which one to buy.  If you have been thorough in determining what you want in your home (See my Buyer Tip #3) you may see fewer before you decide.  But, let's say you see the average number -- 15; how do you keep track of those many homes in order to compare and buy?

Your Realtor should provide you with information on the homes you see.  Generally it'll be in the form of an MLS printout.  However, there will be certain things in each home that will draw your attention either positively or negatively about a particular home.  For these details it makes sense to bring along a worksheet.  HUD provides a Home-Shopping Checklist that, with assistance from your Realtor, you can complete for each home you are considering.

The checklist includes decision items like housing basics; square footage, bedrooms, baths, etc.  The neighborhood; is it quiet, what kind of traffic, etc.  The school; the age and condition, reputation, etc. Just to name a few.

If you see more than three homes, completing a checklist for each will prove invaluable.  How else are you supposed to remember what you've seen when it comes time to decide which one to buy?

Dear David: if it were only 15 homes before the buyers purchased....I am finding that most buyes today look, look, and look! They are seeking the best home for the least amount of money which i cannot fault them on... but is becoming it is becoming increasingly harder to educate them on the stats versus the newspaper articles they read which are on a national level and NOT local... buyers today feel they know more than we do... unfortunately... and then we prove them wrong...  Best, Gay

I agree.  There are sooooo many homes on the market that buyers get into a "better deal" mind set.  I had a couple look at 40 houses before -- they decided not to keep looking. This average comes from HUD in it's booklet "100 Q&A About Buying a New Home" which they haven't changed since the 2001 publication.

I think the "window shoppers" and "tire kickers" help to skew the average.  I have been interviewing my prospects to see if they are Real or No-Real :-)  before they become customers.

David, does the average buyer really look at fifteen homes?  ... I would say that is high, but perhaps I qualify buyers in much more detail before I take them out...
