Pre-Qualified Just to See the House?

People often call and want to go look at houses for sale. That's great because I sell houses. When I ask if they have been pre-qualified or if they have talked to a lender, lots of times I get the response, "No, I just want to see the house."

Here's the challenge: When I list a home, I make a commitment to my sellers that I will only show their home to ready, willing and able buyers. I apply the same rule when showing other agent's listings.

Ready - Are you ready to buy now or just dreaming of where to retire in 20 years?

Willing- Are you motivated?

Able- Do you have the down payment set aside? What about money for home inspections and appraisals? Do you have the pre-approval letter from the mortgage company or proof of funds letter from the bank?

After all, if you had your home on the market, would you want people that are just curious to come in your home? Sellers spend time cleaning and preparing for showings. Agents spend time, money and resources to show the homes.

I ask for buyers to make a 10 minute phone call for their pre-qualification. I'm not asking them to provide bank statements and tax returns. It's very simple, then the lender calls and sends me the letter. We have it ready to go when it's time to write the offer.

Some listing agents are requiring the pre-approval letter or proof of funds letter from the buyBuying a Home in Georgiaer's agent to make an appointment to see the home. I'm seeing this especially in the higher end market.

If you find that you're not quite ready, willing and able to purchase now, that's OK. We can still stay in touch and when you have your things in order we'll get going. We just won't go driving around looking at homes, yet.

Home Buyers, please take the time (10 minutes) to make a call to a qualified lender. In return, you will have peace of mind knowing that you can easily afford the home you fall in love with. You will also have an agent who will commit the time to do the research on the homes you're inquiring about.

Many of us are curious about different neighborhoods and homes for sale. I understand that. Open houses and viewing homes and virtual tours on line are great for that. Enjoy the organized holiday tours of homes and garden tours through neighborhoods too.

A professional real estate agent will always ask about your pre-approval. So Buyers, please don't be offended that I'm asking about your pre-approval or pre-qualification letter. It's how I do my job.

You are right on the money with this thought.  Its hard for us to turn anyone away, but hopefully, we are not. Instead, just re-directing them to a better future, with our help:)

Thanks for the post, Jen!  I've been seeing more listing agents ask for pre-approval letters upfront as well.  It's true, we're here to sell a home, not to show homes, and a buyer must be qualified to purchase a home -- otherwise, we are just wasting everyone's time.  Best, Caroline

I think that an upfront Pre-Qualification should be required by all agents.  I do differ from you on one point though.  Before I will issue a Pre-Qualification letter, I do want to see the most recent pay stub, bank statements, W-2's and tax returns.  From my point a view, a Pre-Qual without this is just a waste of everyone's time.  We are in a Full Doc world and looking at this info upfront is still the only way to keep the unqualified buyers at bay.   Once all lenders started verifying tax transcripts, I was amazed at the number of borrowers with un-reimbursed business expenses, money losing side businesses, etc.

Curt, I don't like turning anybody away, but if they are serious buyers they will do what it takes to get pre-qualified.  There are only so many hours in a day so we need to use those hours wisely. In the past week I've had a least a dozen people who I asked to pre-qualify who didn't.  That's OK with me, they were the catalyst for this post.  I'm still showing property to 3 qualified buyers this week, and it's only Monday! :)

Ilona, I'm glad you're smiling!  I've been staying very busy because I treat my business like a business and not a hobby.  It's the only way to work for me.

Caroline. I've come across several listing agents who won't allow me to show their listings unless I send a pre-approval first.  It lets them, the sellers and me know the buyer is serious.

Rodney, I'm glad you verify as a mortgage guy.  In the past year, I've had at least 5 deals fall apart at the last minute because the lender couldn't pull it together.  (They weren't my buyers, otherwise I would have been able to make sure that didn't happen.) I believe the pre-qualifications were written without the lender doing the due diligence like you do.

I won't put a buyer in my car unless the have a pre-approval. If they can't commit to that then they aren't serious.
