I have had a great few weeks with lots of business and some fun travel too. I have been to Phoenix, Vegas and Austin. But like Dorothy says, there is no place like home.
The Lubbock real estate market is still very stable but has shifted to a buyer's market. This means that buyers have more to choose from, while sellers are likely making more concessions to get their homes sold. All in all it is a super time to buy a home in Lubbock.
I just did a search of our Multiple Listing Service and wow! I show 1536 homes for sale now in Lubbock. This includes single family homes, homes with rentals, homes with a bit of acreage, condos, townhouses, garden homes and HUD/bank owned homes. Of course some of our nicer large homes on large lots are outside the city limits. When I take a look at some of these subdivisions I find four homes in Windsor Park, five homes in Llano Estates, and nine homes for sale in Highland Oaks. The homes in Highland Oaks range from $429,000.00 for a 4094 sq ft home to $1,695,000.00 for a palatial home of over 8700 squre feet. Tech Terrace update! What a year it has been for Tech Terrace! This neighborhood typically has a fair amount of turn over because of its proximity to Texas Tech University. Lots of students and faculty choose to buy homes and live in Tech Terrace because of the charm and character of the older homes along with the short walk or bike ride to campus.
Today the MLS indicates there are 53 homes for sale in Tech Terrace. The oldest home on the market right now in Tech Terrace was built in 1928. That was the year our home located on Hartford and 22nd was built and it was a great house - we lived there for five years before moving to Ransom Canyon. On the opposite end of the spectrum there is a 1810 sq ft, 2009 built home that is new construction, priced at $214,900.00.
