     I want to be sure to write this blog for many reasons. For one if someone looks up my company they will hopefully see this blog and understand my full intention. I have been in this industry for 5 years now. I started as an appraiser and went into lending. Over the last year of two I started to notice something very serious.  Lots of people who really needed  a home did not understand what it took to qualify, and the people who could qualify were taking rates that were so high, or did not understand the mortgages they received.(adjustable, interest-only) I also noticed the large amount of real estate investors who were popping up and getting mortgages.  The subprime loans have always been a problem to me as well. Its like putting a few sand bags on a dam that is about the break. Meaning if  you have to take a sub-prime it usually meant your credit was a little challenged or unusual. Not always bad. If someone could have shown some people how to get a better credit score up a bit and wait we may not have this problem we have now.  Paying bills on time, and managing money is not as easy as it sounds. Sure for us that do it, you would want to say "Its simple,When you have a bill, just pay it"  If thats the case we should all be in great shape too, right. We all know what it takes to get in shape and live longer does not mean we do it. Does it?

   Well I am naturally a problem-solver and a person who always wants to help. So I put all my talents and knowledge together and came up with Outreach Property Solutions.  I have found a unique way to help everyone who would like to stay afloat in this industry.

  • Homesellers: For homesellers who cannot afford a Realtor, I buy their property for close to full value. This way they do not have to be a victim of the hard core real estate investors and give up any equity they have or do a short sale or something. I even take over payments, if need be till I lease purchase it and have it sold.
  • Homebuyers: I help the homebuyers whose credit and money managing may keep them from being part of the American Dream. I let them get into a home, and take them every-step of the way until they qualify for a good mortgage. We even educate them on home maintenance so they can keep up the home.
  • For Realtors, if you have a listing that expired, or they have no equity to pay you, you can tell them about OPS and we will go in and help them with your help as well. We we pay you a consulting fee for helping us help the owners. Even up to a 1% commission when it sells. Not a bad deal for something you would ordinarily walk away from.
  • Loan officers, I know your pain right now. Between receiving an email stating that an investor is closing shop or changing guidelines. Its not easy getting people qualified.  So if you refer someone who wants to buy a home but does not qualify send them to us.  I promise we will take care of them. Helping them understand what it takes to raise credit scores. (not credit repair) To managing money. We update you and give you a call when they are ready. You then turn a unqualified lead to a great lead that is prepared with all their paperwork in hand. Including copies of each month of rent paid on time.

For all real estate professionals, its time to  rehabilitate this market.  That is the goal of Outreach Property Solutions. We are non a non-profit company. We accept everyone, who is willing to work to get qualified. Even builders that have lots of inventory right now. We have great tenant/buyers who would love a new home.   •  Question...in this market I am finding that most of the people, who are selling their homes, The homes are worth much less than they owe...So when you say you buy them close to "value" is that appraised value.  Then in the case of a seller that would be a "short sale" if they owe more than the "value" so are you involved in many of those, shot sales that is?

    If they owe more than its worth, I will usually do what they call a sandwich lease on a property that is upside down.  That way they can pay the mortage company what they owe on the property . so I will lease purchase it from the owner with the right to assign it or sublet. I have tenant/buyers who are already waiting and get them in help them qualified for the home. Then we will close in a year or two so that the home can gain value in time.  That way the mortgage is getting paid, the homeseller is avoiding foreclosure or a short sale.  We want to make sure that everyone is taken care of. Even the bank.
