Are you Using Active Rain on Your Listing Presentation ?!!

     The question is ,How are you using Active Rain to win more listings ? My time here in the Rain has completely revamped my Marketing Plan I present to Seller's ! With most print media not being cost effective(ROI), I was searching for a better way to expose listings to the market place ! Also considering the 2009 NAR Survey showed 61% of buyers last year were age 45 or younger, it was time to make some serous changes !

     Now while competing for listings I demonstate what AR is. I show the number of active participants in my local market(vs. the actual number of agents). I explain that the points associated with each person's name reveal commitment to marketing exposure as well as daily discipline . If the sellers are considering another agent we search for that person(on AR). Folks there is no second place in a Listing Presentation !!!I point out that AR represents a successful broad marketing audience of over 192,000 enlightenedmembers to enlist in the sale of their home. I mention NAR's membership numbers vs. AR's numbers to point out that not everyone with a real estate license is on top of social media.

     With the rest of this post I would like to address to questions:

       1. What additional explanations of AR are you using with consumers ?


       2. What AR driven marketing tools are you using to promote the actual listing ?

     I excited about launching this post because there's alot more knowledge reading it than that of the writer !!!*L*

Mike - thanks for the introduction to AR. I share Joy's question on posting listings to AR. Do you download through your local MLS or actually manually key the data? Perhaps you can take a few moments at the beginning of the next class to demonstrate (?)

Mike,  Other than the obvious of posting listings on Active Rain, I am still looking at how to tie it into my commercial listing presentations.  I do that I will be one of the only Commercial Realtors in my marketing area that is incorporating Social Media into my Business Plan.   I can see a benefit in regards to smaller commercial properties that are being sold by and to smaller entrepreneurs.  It may be just the edge that we have been looking for with the Regionals and Nationals as well.  Looking at their websites they are all tied to social media connections.  The added exposure of their properites in a medium that they are also strongly involved in can only enhance my position.

Mike, I used AR to "relist " a unique property on Friday.  The owner was quite impressed as to how we can additionally position his property. just to keep the ball rolling.

I have added it in with other networking categories.  For instance, active member of Chamber of Commerce and Active Rain online.  Active rain is another way to gain referrals, and share needed information to keep on top of our industry.
