So I get this client today from an upshift. Interested in 2 places in completely different areas. Both end up being expired. One of them is expired and already rented out. Of course that is the one he wants to pursue. So I talk with the listing agent and start asking questions. It is not lendable, old old mobile not a permanant foundation and remember its been rented out. Go back to the client and he still wants to pursue this property. So crazy, there is so much more out there. But appartently this is what we do for our clients Right!!! Had to share

Do your best and and good things will happen. However, do let the client know that it is not likely they will get a property that is not available.
There is never a dull day is this business when you are working with a buyer or seller.
Renters don't always work out so it is good to stay in contact with the seller.
You were right Heidi, it turns out the renters did fall through. So we went to look at the property last night. Had high hopes due to their persistence. But in the back of my mind I knew based on where this property was located and where the clients came from, that this would probably not be the one for them. I will say it was the one for their dog. She loved the property and I think they might have actually considered it because of the dog, but it was just to far out there and not flat enought for them. So forward we go. They were headed to Twain Harte next. That would be my pick for them. We will see.

Sounds like a good buyer. There are lots of properties that fit their needs. You will find them the right home!
