Real Estate is a crazy business and the Real Estate market is ever-changing and complicated. The one thing that a Realtor and Client need to have is some level of trust and some open and honest communication.
I have had many clients say things like; "Do you think I can get 20 or 30k off this price?". So I tell them my honest to goodness professional opinion along with guidance of what I think the next steps should be. Sometimes it's "I think so - let's go in for the kill" ; other times it's "I think thats a waste of your time. These sellers want full price."
Now don't misunderstand -- I will do whatever a client asks (within the law and some reason of course); but if they want to ask a crazy low-offer; I will work my best to make it happen - but I am giving them my professional opinion if I think there is a snowballs chance in you-know-where; of it happening or not. I am not about to give anyone a false sense of hope if I don't believe it to be true or even possible.
The same holds true for listing a home. If a seller tells me; the think it's worth 400k and I think it's closer to 350k; I am not going to agree with them just for the sake of making them happy.
I will tell them the truth; based on my professional opinion, years of experience and research. If they don't like my advise; that's OK; but they shouldn't get angry at me.
If I tell you; offering a low price or putting in a contract only to change your mind a few hours later is wasting peoples time; go ahead; be angry - but I am not a "Yes Man"; I am your advisor and advocate. If you want someone to just agree with you - I don't think I will fit the bill.
