"Best" MLS photos of the week - Charmin Edition

The Charmin Bears know how easy it is to move a toilet paper roll but Realtors do not...

The local Multiple Listing Service (MLS) I am member of allows for only 16 photos and I make sure I take the BEST photos I can to give my seller the BEST exposure for their listing... Obviously not all agents feel the same way. Enjoy the photos! But before you do... I wanted to say that I dream of the day that toilet paper rolls are NOT a feature on listing photos

 

Proof: Charmin Bears clearly moving a toilet paper around. Conclusion: Toilet Paper Rolls are not difficult to move or hide!

 

But the listing photos below are just a few examples that the proven theory above has not reached enough members of the Real Estate Industry.

 

I suspect the agent who took the photo below wanted to show the contrast between the white toilet paper and black toilet/vanity/floor combo.

 

 

 

And the agent says: "Mr. Buyer, here we have an updated bathroom and semi-used toilet paper roll, if you decide you would like own this home but the partially used toilet  paper is an issue for you, I will purchase a new roll as your closing gift."

 

Is the double appearance on the picture below the equivalent of "two-ply"?

 

Ah-ha! Toilet Paper Rollssssss ... I see you!!!!

 

The photos above are what agents in the South Florida market thought would sell their listings. Unfortunately the agent's thoughts were not correct - all the photos were found on listings that did not sell (expired listings).

I suspect the sellers of these homes have no idea that their homes were presented to public this way.

Yikes. I love it! I always make sure the lid is down and EVERYTHING is out of sight except for the staging items. These are great!

Trish - I agree! It is SO easy to close a toilet or to move a toilet paper...

Chris - I wish these agents had squeezed the Charmin right out of the photos before taking them~

Diane - Maybe you and I are no up to date in the new staging trends and toilet paper rolls are big now. LOL

Valerie - You know I do... I laugh a lot but I am disappointed that photos like these make it to listings

Bart - The industry could use more humor and I am working on that... :D

Richard - I have seen the photos you take - there is not a toilet paper roll anywhere in sight! Hehehe

Kathy - Toilet paper rolls and MLS photos - I never thought those two should go together.. LOL

Judy - I agree! Sometimes a bathroom is just a bathroom and there is nothing about it that needs to be photographed.

Great pictures. Makes me appreciate that our MLS lets us have as many pictures as we want. My other favorite is when an agent takes a picture of the bathroom mirror and gets themselves in the picture

Tp, one of my favorite things! I am forever asking sellers to not store the extra TP in the bathrooms. I see it on poles and in baskets all the time. To me it is like saying 'no storage space here' LOL.

LOL! Well if you want to see some truly great MLS pictures go to www.lovelylisting.com

As a pro stager I have seen homes in all kinds of conditions but some of these photos moved me beyond words into wild laughter. 

The overall point is since 90% of buyers are shopping ONLINE, if a home doesn't show well in its pictures buyers are going to avoid visiting the home. Whenever we stage a home we always invest in professional photography. It makes a huge difference and its worth the investment!

Patty~your funny, funny blog showed up on the ABR group. How funny is that. My other pet peeve (noticed I did end that word with "ve") are toilet lids that are left up especially at Open Houses or showings. Gads!

Marie - That bathroom is already odd and the toilet paper on the center does not help!

Heather - I have a suspicion that the agents who put bad photos on the MLS are hoping that the 10% of buyers who do not look online, drive by the home... LOL

Lynn - Open toilet is the most (dis)liked of them all.... I hope you had a chance to view and enjoy the other editions!

Debra - I don't think I will ever understand bad MLS photos.... but that doesn't mean I am not going to enjoy and share them. :D

Your smartest marketing tactic is to hire a professional real estate, interiors or architectural photographer for all of your listings. 

The last thing you want is for buyers to pass over your listing if it has bad "pictures" - poorly composed, crooked, dark, flat, overly bright looking snapshots with no emotion, no depth of field, blown-out windows, colors that are off, flash reflections, hot spots and incorrect white balance. Just like any other mission-critical task, you need to hire a professional to achieve professional results.

Patty, Thanks for keeping us informed with the MLS TP photos. Do you think they didn't sell because of the TP in the pictures or maybe the agent was just as lax with the rest of the listing details??

Dale - I can understand that agents may not be able to or want to hire a photographer but that is not an reason/excuse to take and post awful photos.

Margaret - I suspect is is not very easy to coordinate with an agent who chooses to present his/her seller in this way. I cannot help but wonder... if an agent is this lax with photos how are they with every other aspect of the listing to closing process?
