As a Buyers Only agent, I always try to find out as much as I ca. Sellers agents can tell me as little or as much as they want.

What the sellers agents won't know is how I act upon their answers. Lots more homes for sale than buyers. If I anticipate any sort of "problem" transaction, I move on. WITH my buyers.

My job is just like the listing agents. I protect my clients. I like happy and stress free buyers.

Jon, I'm not sure we're perfectly clear.  Is Not answering your questions that are not specific to the property to be considered a "problem" for your buyers?  We're happy to answer question regarding property features, but seller motivation for moving...that's off the table for discussion.  There are admittedly many properties out there, but would hate to see a property removed from your buyer's consideration because the listing agent was doing their job and protecting their clients best interests.

And in Florida we have Agency forms our cliens need to sign laying out the DUTIES of the Realtor to the buyer/seller. Single Agency is that all information is confidential (don't even think about telling your husband or friend any info). I am amazed as well the amount of info that will be brought forth for the asking. I love to see what I can find out not so much about the sellers or their house but about the agent should we enter into negotiations.

The listing agent volunteered that the seller moved back to Morocco and will not be coming back to this country. Is that a motivated seller?? I don't believe she said that!

The current offer I just sent in for my buyer is 10% below listed price and she said "No problem, he will accept pretty much any offer". What?? I almost told my buyer to offer 50% below asking after that comment (might still do it). He owes less than 10% of the asking price.

If I am working with a buyer, and those sets of questions come to me, I redirect their thinking.  After a few attempts, most people understand and then it's smooth.

A few weeks ago, a buyer went to an Open House that I'd suggested, and she disclosed as such when she got there. 

Later when she called me, she was confused because the agent doing the Open had an awful lot of info to share.  My buyer was confsued and said "Claude, I thought you said we weren't expecting to get those answers, and so I shouldn't ask?"

So, now I'll have to redirect.  There is a line between asking and expecting to get the answer, and simply asking, though I usually opt to be cautious; simply to be fair.

Claude, Your situation sounds particularly challenging to recover from since the listing agent told so much.  Hopefully nothing that deflects them from pursuing a deal if it's the right house for them.

Very good!  Have to protect the seller and the agent should always ask the seller if certain types of information can be disclosed.
