Paul thanks for opening my eyes. After reading your post it struck me what I have been doing wrong. I've changed my ways. It's all about giving the consumers what they want and getting paid. So I picked up my phone and called the next suspect on my potential listing list. I recorded the call. The following is the transcript.
Home owner: Who's calling me at almost midnight?
Agent me: It's me again just checking to see if you have stopped procrastinating and will list your house with me.
Home owner: I've told you that I will call you when I'm ready. I don't have time for this now.
Agent me: I understand. You are very busy and don't have time. You have not had an hour in the last six months.
Home owner: Well it's great that you finally understand that, now I have to go.
Agent me: Hold it please hold it I've got a plan that will solve both of our issues in just five minutes.
Home owner: Oh crap let's hear it.
Agent me: You said your house is worth $500,000 and I agree. I normally charge a six percent commission but I also pay half of that to the guy who actually sells your house but we don't need him for this deal so I am going to knock off 50%. Are you with me so far?
Home owner: Yea you only want three percent but I don't have time for this.
Agent me: Yea I'm getting to that. For the 50% discount you can pre-pay the balance right now then call me when you have the time. I won't need to call you again.
Home owner: You'd do that for me?
Agent me: You bet.
Home owner: Check's in the mail - Click.
Thanks to Paul & Ted I have found a gold mine in this business. I think I will put this system into book & DVD format do some TV & print ads and syndicate it to the first ten thousand agents with a thousand bucks. Who wants in?
