This home built in 1960 was purchased this spring (2010) as a foreclosure that needed a lot of work. It was purchased by The Edward and Hannah Gustafson Foundation to be brought back to new condition. Anoka County helped with the funding of this home as part of their NSP program. NSP stands for Neighborhood Stabilization Program. The purpose of the NSP funding was to take homes that even investors didn't want to work on and bring them back to livable conditions once again.
This home needed a ton of work and Fair and Square Construction was brought in for the task. So what did they do? The dumpster was brought in and filled with the original kitchen, siding, roof, bathroom, and several walls. Once the home was stripped, they started from the ground up with new wiring, plumbing and other infrastructure items. A new roof with architectural shingles was put on to keep the home dry. Seemless gutters helped divert the runoff away from the foundation. The entire home was painted with Kilz to knock down any lingering orders and stains. Brand new windows were installed throughout, including 2 egress windows for the basement. Thta allowed for extra light in the family room and a 4th bedroom.
Once the windows were installed, the vinyl siding could installed, which really makes the home look modern. Now to add a new bathroom on the main level and rough one in the lower level for future expansion. All new trim and 6 panel doors were next on the list as the original doors were fairly beat up. New carpet was added to the main floor and a hidden treasure lies beneath. Real Hardwood floors are waiting to be refinished.
Of course a new kitchen with oak cabinets completes the home and welcomes your guests. All appliances come with a one year warranty. This home was designed to last for the next owner, with maintennce free siding, windows, doors. Will the next owner be you?
As a side note, this home also must be sold to an owner occupant, whose income is below 50% of the area median income per NSP guidelines.
