I usually don't write about listings, but just had to after spending some time at the project this weekend. Currently the golf course has 6 beautiful holes with the rest of the first 9 ready for next year. Completion of all 18 is scheduled for 2012 at which time there should be a number of homes surrounding it. The investment group is currently taking reservations for the first phase of the subdivision which includes 167 homesites. Eventually the golf course will be joined by a community pool, equestrian center and fishing lodge. The pricing is exceptional with big discounts if you are willing to build sooner than later. Here is the discount structure:
50% if you build within 1 year from purchase
46% if you build within 2 years from purchase
43% if you build within 3 years from purchase
40% if you build within 10 years from purchase
The discount is based off of the appraised value as of March of 2010. An example is Lot 127 with an appraised value of $175,000 would be $87,500, $94,500, $99,750 or $105,000. This pricing is only available to the first 30 reservations and as of this writing, 22 lots have already been reserved. Purchase contracts will be executed in February or March of 2011.
