Hard to Compete with Builders

I guess I am doing a bit of venting before the Labor Day Weekend.  I was just doing my weekly follow-up to our Sellers, telling them about any activity on their home, any feedback from the showing agents, and general market conditions overall.  The Builders in our area are offering unbelievable incentives to drive purchasers to new home construction. They are paying buyer closing costs, up to $6,000, they are discounting their prices in some cases up to $50,000, they are paying selling broker commissions of 4-6%, and they are throwing in all kind of extras, from a year of homeowner association dues paid up front, to lots of included upgrades. 

How is a resale to compete with this?  I know the immediate response is to cut the price - but most of our homes are now at or near the break even for the owners, and yes, that price is on the bottom end of the pricing for sold comparables. 

Builder site reps that never visited us when the market was booming, are now inundating agents with free lunches, agent opens, and literally begging for customers. And based on our sold stats, they are getting the majority of the buyers. 

I'm not bitter, I'm just frustrated.  ;^( I care about our clients, and want to sell their homes at the best possible price and terms.  Most of these folks have a legitimate need to sell, and don't have the financial ability to bring money to closing.  They are patiently trying to wait out the market and hope for that one buyer who loves their home and finds it more attractive than new construction, and doesn't want to steal it from them. 

What's everyone else doing to generate sales in the resale market?

I am encouraging them to do lease options or to put the property up for rent.  I have disposed of two listings in the last month this way.  It is also hard to compete with builder's prices/terms and incentives.  At least you are telling them what is going on! 

I work long days for my sellers and I send them marketing updates/CMA's and virtual tour reports every two weeks.  They need to know that we are working towards results against all the odds here.

I feel your pain.  Yesterday I read a post that mentioned that people who are taking a hit on the sale of their homes are making it up when they buy the next home and this is exactly what happened to me.  I sold a home for $18,000 less than I had sold it for last August (the lady lost her job before we could close) and that pissed me off!  However, when I bought the replacement house, I bought it for $23,000 less than the seller had sold it 6 months ago on a contingent contract where the buyer had not been able to sell their home.  What goes around, comes around!

One other thought, I doubt that there is enough margin in the new homes to keep this sort of thing going for long.  My prediction is that if the market doesn't change soon, that the next victim of this down market will be the builders.  Pretty soon, you're going to start to read about builders going belly up.  Mark my words!

Be as creative and innovative as possible.  I always hesitate to suggest owner financing but that may be what it takes to get a decent price.

Yea, it is happening here too. It is hard to compete for the re-sales, and at 6% commission, but the banks told them to dump the houses so that is how they did it.

That is the realization of the conditions we face.  I just saw an owner undercut the builder by 25K, that was huge, and you won't find too many Sellers that can compete that way.  The lease option can sometimes bring about a more agonizing scenario.  There are times when you have to take your loss and run, unfortunately.

I wished there is a good answer for this. Unfortunately, my market faces this issue as well. I have a builder that pays 10% - how about that?

There is nothing much that Sellers can do. They do have to admit the fact they could not ask like they wanted just 1 year ago.

Same here, exactly the same. Dare we say its like biting the hand that feeds you. A large number of folks sell to move up. Now they have to wait till who knows when. It will correct eventually.

Paul and Nancy, Don't know much about Savannah, other than a bit of it's history. It's always one of those places we want to visit. Family came through there many years ago. With the environmental regs we have up here, we don't deal with builders much, there's very little of it. So don't know much about how we can add light here. 

Also wanted to thank you for taking your time to comment on the crest foolishness we did the other day. It was most appreciated.
