I am shaking my head in disbelief.
I received an order for an interior BPO - the property is listed as a short sale and has been on the market for 138 days. It is in a neighborhood quite familiar to me so I thought this will be a slam dunk.
Wrong. Upon contacting the listing agent, I find myself having to explain the purpose of a BPO (mind you this is a short sale). She is hesitant to allow access [quote] because the lender didn't call to let us know anything about a BPO [close quote]. Uh-oh I say to myself.
I am polite and allow the listing agent to vent at how awful it has been to work with this lender and how the lender refuses to work with the seller. OK, I say, I cannot account for that but explain that possibly this BPO will help her sell the listing. She remains adamant that there is no need for a BPO because the lender won't work with the seller.
Long story short, the listing agent knows very, very little about short sales. Where is her broker?
To make matters worse, when I offer to help her help her seller - she refuses. OK, no problem, I was going to help pro bono so if help isn't wanted ok....well sort of
I cannot help but feel a huge injustice is happening to the seller. This listing agent should clearly have referred the listing or co-listed with an agent with short sale experience.
The call ended with the agent reassuring me that I would not be allowed access to the property and that the seller [quote] will call the lender to see what is going on [close quote].
My final words were to suggest that she as the Realtor contact the lender, not the seller, but that suggestion was countered with "sooner or later the lender will have to deal with the seller".
I feel better that I've gotten this off my chest but continue to feel helpless as this seller is without guidance.
