Have you ever visited a real estate website looking for something specific and you had to search and sort through every listing on the website before you eventually found the property you were looking for? This can be a very frustrating experience and one that can turn consumers off very quickly. We have found a solution to this challenge and it is called "tags" and it is often referred to as "listing tags" or "tagging your listing".
We recently updated the look and design of our KnoxCountyOhio.com website and a key goal was to make listing searches quicker, add more specific search options and enable our visitors more control over what they wanted to view. A handful of real estate websites already have the "listing tag" feature built into them and if yours doesn't you may want to check out Real Pro Systems because their integrated websites are impressive and they already have the tag feature built into them!
You may be wondering how this "tag" idea works and the reality is you have been doing something very similar for years and probably haven't given it any serious thought. When you enter a listing into your MLS you probably manually type in the features or you check a box selecting a school district where the home is located...think of that as a "Tagging Your Listing" for the MLS and IDX searches. Website listing tags pretty much work the same way and if your site already has a listing tag feature available it only takes seconds to add multiple tags on your listings.
The screen shot below is a partial view of the main page of our website which includes some visible tag based searches and some that are driven from pull down menus. See the images below:
In the upper right hand corner you will find a feature called Search Homes By Community. This is a new tag based search feature that we created so that our visitors could instantly view homes specifically in the communities where they want to live.
Under the "BUYING" pull down menu there the first 3 options are "Featured Listings", "Homes By Price" and Homes By School". These are also listings tags and allow visitors to quickly and easily narrow down their home search with the click of a mouse.
The possibilities with listing tags are extensive and here are a couple quick examples of listing tag uses:
- When you are blogging about a specific community you could include "View all our Apple Valley Lake Listings
- Add a listing tag link within your electronic newsletter featuring all your "New Listings" or "Bank Owned Homes".
- See all of our available Knox County Ohio homes priced between $200,000 and $300,000
- Knox County Ohio homes For Sale Organized By Price Ranges
- Available Knox County Ohio homes from $100,000 and under
- Knox County Ohio homes from $100,000 to $150,000
- Knox County Ohio Homes from $150,000 to $200,000
- Knox County Ohio homes from $200,000 to $300,000
- Homes available for $300,000 and above
