SHORT SALES, PEOPLE STILL IN THE DARK ABOUT THEM

 When I met with potential sellers that wanted to sell their home they seemed very frustrated with the fact that their home is not worth what they thought (they owe more than it is worth today), after reviewing the comps.  So they had no idea how they were going to move.  When I spoke to them about a potential short sale, they had no idea what that was.  I was surprised that they have never even heard of a short sale before.   In this market, with all of the talk about it, they were in the dark about it. There are still many people that do not know what options they have if they have to move.    It is our job as agents to explain all of their options so they can make the best decision for their situation.  After explaining the process to them in regards to short sales, they were relieved that they had options and were very happy that they contacted me.  As they said to me “We learned something new today”.  As I did also.

I don't know if I would expect homeowners to understand what exactly is a short sale just because the words "short sale" are frequently used.  I honestly didn't fully understand them until I got my CDPE designation.  Short sales are very involved.  I would even go a step further to say that more times than not, agents do not fully understand them and how to properly work with a seller and bank when it comes to listing one.

I agree, I also have my CDPE and there was a wealth of information in that training.

In our market in Maryland, D.C & VA if any agent does not know what a short sale- I can say with that agent is not active just hanging license in an office. There are so many information out there that all you need to do as an agent is google it.... That being said many sellers are still in the dark and the sad thing is many till is almost last minute to contact an agent.
