I am often asked what is the best return on my investment for fixing my home up prior to sale?

Without a doubt paint and carpet!  Never give just a carpet allowance.  it makes your home sound bad in the MLS, and you don't get the impact of it showing great when you sell.  It is almost a waste of money to offer an allowance, since buyers will take it and ask for a substantial reduction.  And with paint, go neutral!  Forget all those fancy-rich colors.
