You've made it here to my blog post, so you're likely familiar with the increasingly powerful role the internet plays in the world of real estate marketing. It simply amazes me that some sellers never check out their listing online to see how poorly it is being represented!  I've been at 25 photos since the second it was allowed.

Some Active Rainers seem to object to commenters complimenting Active Rain blog posters - why -  we don't know.  What we do know is that this blog post is a good read and deserves the comment - Great Post!

We use Enhanced Listing feature too. I think it's great to advertise your open house in the Headline as well as Open Houses.

Enhanced listings sound great on the surface.  My issues are:

  1. Are there numbers to substantiate the claim being made by Realtor.com and agents that pay for their service that these sell any better than un-enhanced?
  2. Realtor.com now markets this product as a package deal for offices so the higher producing and listing agents can spread out their costs among the buyers reps and agents with fewer listings; doesn't seem fair to the buyers agents.
  3. They are taking a product that we provide them with (our listings) and selling it back to us in a spiffier package.  As if to say let us have your well water and selling us it back in neat plastic bottles.
Does anyone know the real bebefits of buying the enhanced feature.  I know Realtor.com will tell you they spend more time on these listings but does that translate into calls and sales?  More photos will always take more time to look through, so that is a meaningless statistic.
