Existing Home Sales? How's your Area?

I keep watching the news and the doom and gloom media crisis and I find myself shaking my head. Our market here in southern Arizona did slow down and the number of homes on the market went up. What you don't hear, is how many markets are holding steady and maintaining decent sales. The mortgage industry is going to straighten itself out and I feel strongly that the market will hold and hopefully pick-up steam in early '08.

I think we have to be positive. We have to be the voice of reason as our clients get nervous hearing the same "the sky is falling" news mentality that we hear.

Good agents will keep a positive attitude and improve client confidence. We must gain relationship skills, which are distinct from real estate agent competencies. We must be market monitors, trust builders, and experts in demonstrating and promoting the benefits are better deal and better selection in a soft market.

Attitude really is the difference.

I would stay away from the news!  The MEDIA will hype up everything they can for 'a story'.   SAD but true!

We're holding strong.  Sales are the same as last year at this time, however, our inventory is up quite a bit due to an overbuild when news of a huge influx of military was arriving.  We're still waiting for them to arrive and the homes built aren't in the average soldiers price range. 

However, local agents aren't starving by any means.

We're doing pretty well, things are picking up and two of my listings went under contract this week. I'm a bit ahead of last year in sales...I know a lot of newer agents are having a hard time.

Brad,

beside the outer layer in Phoenix where they over built, I do not see prices coming down any lower.  Also the lender guidelines are getting back to normal.  Most of the changes are over. 

I agree with keeping a positive attitude.
