Video Marketing in Real Estate

I’m sure you’ve noticed a huge increase in the amount of video that is being used in online marketing today.  With the internet and video sites like YouTube, video is getting in front of more prospects every day.

Video for Real Estate MarketingBuyers and Sellers are becoming more internet savvy and are turning to the internet to find out more information, look for properties, and find solutions to their problems.  With video, you can capture the attention of prospects by providing information that these people might be looking for.  Infomercials have informed and entertained people for years.  Why not use small “infomercials” on your website?

 

There are many ways that you can use video when marketing your real estate business.  The first type of video that usually comes to mind is a Virtual or Visual Tour.  These are great in advertising not only the property listed, but you as a Realtor, and your company.  Many virtual tour companies are now making it possible to post your virtual tour as a video,  giving you the opportunity to upload your tour to video hosting sites like YouTube, Viddler, etc.  These sites can provide backlinks to your main site, feeding you more traffic and getting you out in front of more potential clients.

Using video to market your business, services, and properties, is a great way to get in front of more prospects, and get a jump on your competition.  It amazes me that there aren’t more Real Estate Agents using video on their sites.

There are a multitude of ways you can use video in Real Estate.  Here’s a list of just a few ideas:

  1. Property Tours
  2. Neighborhood Tours
  3. School Tours
  4. Local Recreation Tours
  5. Tutorials (house-hunting, inspections, etc)
  6. Agency Disclosure (explanation to your prospects)
  7. Contracts (what they entail)
  8. Local Restaurant Reviews
  9. Describe the real estate buying process
  10. Show what to look for in a property
  11. Highlight property amenities
  12. Show local events
  13. Hold a decoration contest during the Holidays
  14. Answer buyer/seller FAQ questions

I’m sure you can come up with many more ways to use video in your Real Estate business, if you just open your mind and let the creative juices start flowing.

Other benefits of using video for Real Estate:

  • Brands you as an “authority”
  • Builds rapport with prospects
  • Keeps people on your site longer
  • Drives traffic back to your site

I would love to add videos to our Facebook page and website. Consumers are practically demanding them. Our new buyers agent bought a mini digital video recorder (I don't know what they're called, but they are not much bigger than digital cameras) and plans to do listings, testimonials, etc. I'm excited for the future of marketing and real estate - it just keeps getting better and better.

Michelle, I haven't taken the plunge just yet.  There is soooo much really bad video out there, and I am not quite at the "anything worth doing is worth doing badly" point.  Good video works very well.

Patricia,

I understand your concern, but don't be fooled into thinking that you can't do it if you don't spend a fortune on fancy video.  It's a proven fact that more people will watch videos that are more "ugly" and down-to-earth, than watch the fancy ones that seem to be just ads.

If you don't want to be "on screen", that's easy too.  Just do a screen capture of your website, walking your prospects through things, or do a PowerPoint presentation, and capture the screen as you go through the presentation.

It seems to me that video marketing has dropped significant here in San Diego. Might have something to do with the market since video tours are more expensive than taking a bunch of pictures yourself.

Jim, that means that you can get a huge jump on your competition, if you create videos out of the photos you take of your listings.  It's easy, and doesn't cost much to do yourself!

Michelle, I have had clients in the $500+ home category that won't look at a home, if there is not a video tour, so they can just about see the homes prior to truly being there!      There are more and more agents taking their own pictures, and "stitching them".

You absolutely right Michelle. Creating a Video Virtual Tour for an active listing is a very powerful piece of conent that Google will index and rank far faster than any other type of content. The "trick" is to not only create the video tour but do a little bit of keword research so that when a potential buyer enters the search term you have optimized your video that YOUR video shows up in pos. 1 on page 1 of Google.

One of the video tours we created for a C21 agent here in southern California wanted his listing to be found for the search term "motivated seller". So once we created the video, we optimized is for this KW phrase and surprsingly, after only 8 days - Dante's video virtual tour was ranked on page 1 in position 1 of Google.

Getting ranked on page 1 of Google can be done in a relatively short period of time. The challenge is being able to maintain a page 1 ranking until the property sells. This is where KW research, contgent syndication, P5+ back links, blog posts and other SEO / SEM technqiues make all the difference in the world for driving targeted traffic to a lsting page, video virtual tour and the like.
