Orlando real estate deals we sold in September 2010 - Altamonte Springs, Debary

September was a crazy month for sales in Central Florida.  The $8000 tax credit came to an end this month - if you had a straggling contract from back in April but didn't close it before September 30, your chance at getting the credit is gone. Sadly I know a few short sale buyers that lost deals because of this deadline.  Additionally GMAC, JP Morgan Chase, Bank of America, and a few other REO bank owned sellers pulled their listings off the market this month - including listings that were pending to close.  It should be quite interesting to see the affect this will have on the monthly sales statistics.  We did manage to close quite a few deals during September though.  Check these deals out:

1.  Moorings Lane, Orlando, FL 32810.  3 bed/2 bath/2-car garage home.  This was previously a short sale that we sold to this buyer.  They bought it cheap, fixed it up beautifully, and re-sold it for a roughly 20K profit.  Flipping houses is alive and well in Central Florida.  Sold for $98,500.

 2. Leon St, Altamonte Springs, Fl 32701.  3 bed/1 bath block home.  This was probably the worst, nastiest house I have ever listed.  House needed a roof and had mold issues, yard was overgrown, and pit bull dogs next door.  House had code enforcement liens and was a short sale on top of that.  In 2006, the owner paid $134,000 for this home.  In 2010, our buyer paid just $4,000.  That's a heck of a short sale.

3. Spindletree Lane, Orlando, FL 32829.  3 bed/2 bath/2-car garage home.  Great southeast Orlando area neighborhood.  Another flip deal.  Buyer bought this home at the foreclosure auction, fixed it, and re-sold it within about 3 months for $151,000.

4. Valencia Road, Debary, FL 32713.  3 bed/1 bath super cheap home.  Bank owned REO.  Great wholesale deal.  Our buyer bought this home for $26,000 and wholesaled for a nice profit.

5. Steeplechase Blvd, Orlando, FL 32818. 4 bed/2 bath pool home. Beautiful home on a 1-acre lot in West Orlando.  Sold for $220,000.
