Orange County Foreclosure and Bank REO Home Finding service

Home Builder with KVM Investments

We are excited to introduce our comprehensive Orange County CA. distressed property home finding service.  We have programmed our software systems to scan 4 times per day, the largest and most comprehensive Real Estate database in Orange County looking for Foreclosures, Bank REO's, Short Sales and other types of distressed homes and condos listed for sale.

We developed this FREE service, for we found that many of the other "fee for service" programs on the market today such as RealtyTrac, Foreclosures.com, REDLOC, RETRAN and others, are difficult for most people to use.  Here's why...  The above services, which cost about $60 to $90 per month, send the user every Notice of Default filed in Orange County.  The problem is, most of these homes are not up for sale and the information very seldom includes a working phone number.  So the bargain home shopper has only three options available to try to purchase the subject property.  One, is to write letters to the home owners asking them if they want to sell.  Research has shown that less then 1/2 of 1% of home owners in distress, who are bombarded with all types of offers of help, will ever call back from a letter mailed to them regarding their pending foreclosure.  A second and more difficult approach, is for the bargain home shopper to 'cold call' by knocking on the door and asking if the home owner would like to sell their home before the foreclosure sale, for a discount of course... Yikes, a root canal sounds more fun !  The final approach, is to go to the courthouse Auction where the home is sold for All cash using a cashiers check, with no warranties, guarantees, no property inspections or valid title insurance.  This option is only for the experienced and seasoned full time real estate investor.

Another hurdle is this... Let's say the bargain home shopper does finally find a home owner who would like to sell.   Unless the bargain home shopper has years of experience negotiating foreclosures properties, the deal would probably not go through due to the short time period imposed by the Notice of Default and pending Trustee Sale, and the strict guidelines that Banks want buyers and sellers to follow.

When we witnessed these many challenges and pitfalls that exist when one try's to make use of these "pay for service" Notice of Default programs, we decided to offer a superior service. which we call OCBargainHomes.com   This system scans the largest and most complete database of homes that are listed for sale in Orange County, looking for the properties that are in Foreclosure, Bank owned REO's, Short Sales and other types of distressed properties.  The main advantage with this approach, is the home owner or bank has decided that their only option of last resort is to sell the property.  And believe me, these are motivated sellers, which quite often means these properties can be purchased at below market value.  The distressed properties are emailed to the bargain home shopper when a new foreclosure, bank REO, short sale or other distressed property comes on the market for sale, or when there is a new price reduction.  This email contains all of the details one would need including: Asking price, address, bedrooms/baths, square footage, multiple photos, schools, maps and much more.  Also if one requests, we can conduct a comparative market analysis to see if the subject property is priced below market.  A word of caution here, just because a property is in foreclosure or bank owned, does not necessarily make it a good deal.  One needs to check comparable sale in the neighborhood in order to determine that important fact.

This service is provided at No charge and there is NO obligation to buy a home.
