The importance of GREAT photos in an MLS presentation

I recently sold a home located at 36881 Avocado Ct, Winchester CA 92596 in 4 days! It is scheduled to close in less than 2 weeks, and I fully believe the photos taken by my Photographer helped contribute to the home going pending in under a week, with a total of 4 offers received! The craziest thing about this listing was that it was a specialty listing. The home sits on a 3 acre lot, with an incredible view of Temecula's Wine Country. It is gated, with a 42 foot pool & spa, and has over $100,000 in upgrades throughout the home. I prepped the seller to expect a 60-90 day market time with their proposed list price of $449,900, yet it sold at full price, in under a week of marketing! Click here to see my MLS presentation. What tells me these are effective photos is that I had to go back and look at the price again after seeing them. I would have thought this was a million dollar plus home. Instead, these made the property seem a bargain without having read the description copy. This is what is supposed to happen.

 

I always encourage my advertising and marketing clients to be way more careful and creative with their photos, such as you have done. This makes such a difference over pictures with bad angles, trees in the way, cars in the driveway, piles of papers in the den, and the rest of what I see. Yesterday I critiqued a listing in Florida that showed an empty room looking out onto the back yard which had the garbage can on it and nothing else. And so many agents do nothing but blame the market for their listings not selling.

Tom, photos like that are why it's so important to have the home perfectly set (as much as possible) and have the photos look awesome like yours to get more buyer interest.

What type of editing or tweaking does your photographer do to the photos?  I'd like to have a professional photographer do the same or similar thing.  I'd like to share it with mine.

Buying a "Home" is not only one of the largest investments a person makes in life, their decision is fuelled by emotions and visualization. With around 98% of buyers creating their "short-lists" via on-line MLS listings' photos, we HAVE to ensure that the photos tell an accurate and attractive story.

Angles, lighting, shutter speed, composition.....all paramount when photographing a property for a listing.

I almost think all of us in the Real Estate industry should force ourselves to take a photography course at some point. As you say, too many of us are ignorant to the fact that quality photos do sell listings. I have seen many properties sold, sight-unseen, due to photos.
