Buyer Incentives - Gimmack or Generator of an Offer

 In my local market area we are feeling the crunch of the market shift.  I know there are many of you  have been living this for a while and I am sure have seen many different and creative ways to entice offers. 

 I was recently asked if I have seeing more buyer incentives from sellers (this is from a resale perspective vs builder).   Just to be clear, here are my thoughts on seller incentives.    To get the house sold you need to be in the top 3rd condition and the top 3rd price....period!

 Let you know your thoughts and experience on buyer incentives or other creative ways to entice offers.

You basically summed it up perfectly.  If a house is not in top shape, and the price at or even below market, it does not matter how many things you may offer it won't sell due to the inventory and choices.  Great Blog!!

I think it's more productive on the lower end of the market but can get down right stupid depending on what the offer is.  I've seen cruises being offered on multimillion dollar listings...uuhhh I think the buyer in that price range can pay for their own vacation.

You are right, the best incentives are to price it right and make it look good.
