North Liberty IA Real Estate Market Report September 2010: Number of homes sold, average price and days on market
23 homes sold in North Liberty in September 2010 compared to 41 homes sold in September 2009. The North Liberty real estate market profited big time from the home buyer tax credit. It's not all that surprising that it would take a hit now that it's over. North Liberty has done very well in the last couple of years as one of the fastest growing cities in Iowa, so there's no reason to think it won't bounce back fairly quickly.

The source for the data used in all my market reports is from the Iowa City MLS. For the days on market/absorption rate I take numbers from the MLS and insert them into a simple Excel spread sheet to avoid manipulating the data. According to that calculation we have 4.8 months of inventory on the market, that's 145 days on market. (The same as last month). Much better than Iowa City and Coralville, although I would still hesitate to call it a sellers market, even though technically based on the absorption rate it is. The fact is that we have a price driven market. You probably have the opportunity to sell your home quicker in North Liberty, but only if you price it right. Market conditions in the last few years have lead to us seeing a rise in "value shoppers" and they're not going away any time soon.
