Waiting to Think it over

As a Realtor I often have clients who find the perfect home. They love the location, the floor plan, the yard, the price and just about everything. This is THE one. Then they tell me they want to think it over.

I too am someone who takes time to make a big decision. The problem I have is that a lot of times they miss out. They take time to think it over and another offer gets accepted. Most often I have warned my clients of this very thing. As a professional, I believe we get a “feel”. We are able to tell when a property is going to go. There is something about human nature that causes us to decide we want something when someone else may get it.

There is also a strange thing that happens in real estate. A house can sit on the market 60 days and all of a sudden three people show great interest. I cannot explain why, I only know it happens all the time.

So my plea to home buyers is; “Trust your agent, but more than that trust your instincts. You have already made the big decisions. You have decided to purchase a home, you have decided on the area, the price, the schools, the neighborhood, and the style. You love this home; buy it before it goes to someone else.”

Great post. My challenge sometimes is to find the balance between providing advice and being pushy. I had more than one client tell me that the reason they "fired" their previous agent was because they felt that he wanted them to make offers even if they were not sure they liked the house. When I see a great buy I usually tell my clients that the house may not be available if we wait until tomorrow. However they should not make an offer if they are not ready.

It works for me.
