Relocation - Selling Your Maryland Home for Greener Pastures.  It happens.  Especially here in the Greater Baltimore area, where we have so many Federal employees.  Your employer comes to you with a great new job opportunity - in another state.  You're worth your weight in gold to them, so they're willing to help you with the move.  Maybe they will pay for the expense of the move, and if you're lucky they offer you a Relocation Company to either purchase your home outright, or to assist in some of the costs of selling your home.  Perfect, you say, where do I sign?

Slow down.  In today's market, I've been seeing this time and again.  When this opportunity comes in, one of the greatest services you can do for yourself is to get some advice.  Talk to a Realtor before you commit to the relocation.

One of the things happening right now: the Relocation Company will require two appraisals on your home before they will purchase the home.  Appraisals take time, sometimes a few weeks.  In the meantime, you will already have accepted the job, and will likely be in the process of moving.  Then the appraisal comes in:  you owe more on your home than your home is worth.  But you've already accepted the new job, in the new state - what are your options?

Talk to a Realtor before you find yourself in this situation.  Know how much homes in your area are selling for.  Know how much you owe.  Talk to your employer and/or the Relocation Company about contingency plans for this situation - what is your employer willing to do to help make this move to greener pastures a reality for you?
