The Area
Tableau Condominiums will be located at Richmond and Peter St. South of Queen St. and north of King, Tableau will be in the heart of Toronto's Entertainment District. The area features countless restaurants, bars, clubs, shops, boutiques and steps from Nathan Phillips square.

The design of Tableau is to maintain the context of the original warehouse there at 117 Peter st. and still have the 20th century architecture that will be home to 415 residential suites. This 36 story building designed by Claude Cormier (Montreal-based), developed by Urban Capital, will have 25,000 sq ft mixed with office space on levels 2 and 3, and have retail outlets on the ground level to complete the project. As per the name, the design has the residential suites tower seem like it is sitting on a "table" above the office/retail space.
The Builder - Urban Capital
Tableau condominiums wouldn't be the first development in Toronto for Urban Capital. They have fantastic track record in all their other projects such as Boutique, Riverwalk, Nicholas, just to name a few. The residential building will be host to 18' ceiling in the lobby with Marble on one wall to the floor-to-ceiling windows on the other side. With Terrazzo floors, this design by Cecconi Simone (same designer as DNA3, Chaz on Charles) will overlook the public plaza below. Building amenities will include 2 floors of a Party room with a show kitchen, lounges, a reading room, movie room, games area, fitness centre with yoga studio and a steam room. Rooftop patio includes private outdoor cabanas available which includes a kitchen area with a gas BBQ, sink, fridge, dining area, sofas and lounge chairs. The suites will have approximately 9 ft ceilings and floor-to-ceiling windows with wraparound balconies. There is also a unique layout with multiple rolling doors which will enable you have either fully open space or individually closed off rooms. Energy efficient appliances is standard, dual flush toilets, and water efficient faucets and shower heads. Energy efficient windows and lighting, high-efficiency boilers, heat recovery ventilators will all be used throughout the building. Occupancy date is September 2014.
Prices
Prices start at $251,900 for a 450 sq ft 1 bedroom suite. The price per square foot is around $560 throughout the building for suites that ranges from 405 sq ft Junior 1 bedroom to 855 sq ft 2 bedroom + study. Compared to other projects in the area, such as the Studio (approx. $580-600/sq ft), Bisha ($700/sq ft), and the Mercer ($630/sq ft), Tableau condominiums in Toronto is one that investors can look forward to a building which has much room to appreciate their return with prices at $560/sq ft. Tableau also has quite an attractive deposit structure that is more attractive to investors. 15% down payment + 5% in 2013 is a fantastic opportunity for any investor to leverage their investment over the course of the development in this project. The appreciation rates in this area is around 10%/year.
