And your roof is how old...? Here is how to tell.

The best thing about being a home inspector here in Salem, Oregon is the chance to learn CONSTANTLY!  There is always stuff to learn about with homes, materials and situations.  Sometimes education comes from the most unlikely places..........like agents!  (just kidding!)

A few years ago I was on a roof and the agent asked me if I could tell her the age of the roof. I told her that I couldn't tell for sure, but that I guessed that it was maybe 1 or 2 years old. She asked me why didn’t I look at the date stamp on the flashing boot?

………….(•blank-home-inspector-look•) The whaa……?

Yup, every so often even the know-it-all home inspector has something to learn. Right there, stamped for all to see, is the date that the flashing was made. Of course this is not an exact date of roof installation but it is usually within 6 months.

Pretty neat little trick.

That's cool.  It is always tricky when answering a clients question because you never know their area of knowledge.

My pleasure guys.  It doesn't work always, but I find the stamp on around 50% of the flashings around here.

Nice little tidbit. You used to be able to date cars by the date on the turn signal cover. Since I need to know more about roofs then I do cars this is even better! Thanks.

That is something we are all asked all the time and I have always told them, the only way to know is ask the seller for receipts if they have them.
