I looked at some comparable sales in an area of San Antonio, TX yesterday for a buyer who told me that they were going to offer $80,000 on a home listed for $105,000 because it was a Buyers Market. This buyer told me that they had been Searching for Affordable Homes on the internet and since they had been a REALTOR in the past knew how to assess the value of a home.

I completed my analysis of homes for sale in San Antonio, TX and when I gave the buyer the data they immediately understood that their perception of the market was wrong. The market is viewed as a buyers market if there are more than 6 months of inventory and a sellers market if it is less than 6 months. Now that only tells part of the story since each area of San Antonio, TX has it's own story and the values can be compared to many different sources. Most real estate professionals and appraisers look at just the MLS to determine if a home will sell for a particular dollar amount.
