Cedar Park Home for Sale. What's wrong with this picture?

What went wrong here? This home has been on the market for 2 years. It's my wife's listing. Originally priced at $649,950 it has periodically been reduced and is now priced at $449,950. What went wrong? Well, if you remember, October of 2008 was the denouement of this country's financial debacle. The whole charade collapsed around all of us and very few homes sold through the following winter. Could this home have been priced to high to start with? That's certainly a possibility. A classic case of chasing the market down. But does it really make a difference? Not now. Not today. Not since the current price is $200,000 less than it was two years ago.
Why isn't it getting sold. Well, a funny thing happens to the thought process of real estate agents. After a home is on the market too long, many of them think that the house has a flaw that makes it unsalable and the quickly eliminate it from their list of what to show. If you are at all interested in a 3 bedroom home with 2 full baths and two half baths, this just might be the bargain you need to see. It may not have the floor plan you're looking for. two bedrooms are on the top floor and the 3rd is in the walk out basement.
In May the house sold subject to an inspection. The buyer asked for some repairs but then backed out for other reasons. The seller repaired the deck and fixed a sagging sewer line, and did the other things asked for. Why not? This house is ready to go. You may want some of the rooms a different color. How do you know unless you go see it.
In the 80's some suspect siding was used by some builders, but this home has had the siding replaced with real cedar. The dog run down the side of the house stays. I'm not going to mention the view of Lake Washington and The Cascade Mountains because there are a few telephone lines in it. Some people have commented that they don't like the wires. So now you know.
This house was built on site in 1985, one of two houses built on adjoining lots that year. This Cedar Park home is on a street to street lot. Many homes of this era were the garage door taking up the entire front of the house. Not here though. Access to the garage is on the street behind the home, it is a large two car garage with plenty of room for your skis and kayaks and whatever other toys you may have.
