Marketing High End Properties Outside of MLS

 I have a couple of high end properties that I would love to find a buyer for. I know it's possible ..........But I am turning to all of you to help me find innovative ways in marketing these properties outside of MLS. Without doing the traditional open houses and parties, do you have any places that you would reccommend that I post these properties?  I don't mind spending money, or creating marketing pieces. Basically, I am looking for the best places and ideas to launch the new properties. Any assistance would be greatly appreciated.

First, are the properties truly high end?  I mean, would they be considered a luxury property?  Second, where are luxury buyers coming from for your market?  For example, in our market, the luxury and second home buyers are coming from more than 500 miles away.  In fact, luxury buyers in our market are mostly from CA & AZ.   Once you know where the buyers are coming from and what their demographics are, it's easy to market to them.  We direct mail luxury buyers.  We also splash the homes all over the internet, and I literally mean all over.  There are only a couple of very luxury properties that we haven't splashed all over, but focused them to high end luxury property websites, etc.

Yes. One in particular is 1.2mil and worth every penny. Our high end market comes from CA, NJ, and NY. What are you using to splash it all over the web? When doing your direct mail, are you simply hitting the areas by zip codes? Most of our buyers are coming from out of state.  Thanks so much for your responses.

If it's high end buyers, they ARE on the Internet.  Christina is right.  Get the listings on the Internet with well designed targeted web sites. 

Get Localism.com posts out there.  Google loves them.

Jennifer - no, we don't direct mail by zip codes.  We do targeted demographics.  We have created a direct mail list of people from other states that fit the demographic of the likely buyer of a luxury home in our market.  Some specifics include: annual income over $300k, primary home value over $2m, age 42-60 and married.  I also have it narrowed down as to which cities in the 2 states our buyers are likely to live in.  You can get demographic lists through Experian.  Also, we don't just do a one time thing.  We do an 8x8 (read MREA) and then send a monthly newsletter to them.  When we have properties to market specifically, they already know us and when we send them marketing info, they willing call and end up purchasing through us.
